A nose for a sale: more tips for selling your home

Last time, I gave some tips to improve the overall appearance of your home to improve your chances of impressing prospective buyers when they come to inspect your house.  This time, I’ve got some more.

 

Looks are part of making a house attractive, but it doesn’t stop there.  What the house smells like is also a big part of what makes a house feel like home or not.  Our sense of smell is linked very strongly with our emotions and memories, so it is important that our house doesn’t put prospective buyers off.  Certain smells are more likely to feel “homelike” than others.  The team here at Bahia Real Estate know that brewing coffee and baking cookies are old tricks to make a house smell welcoming.  Other “foodie” smells can work as well, such as roasting meat or chicken, baked bread (if you’re really keen), or even something simple like simmering a cinnamon stick on top of the range.  Food smells to avoid would include fish, boiled cabbage and strong curries – that may smell like home to some people, but not everyone.

 

But there are other little things you can do to make every room smell welcoming, not just the kitchen and the rooms nearest it.  First of all, making sure the air is clear of any damp or musty smells is vital.  Open the windows and let the house air when you’re doing the quick pick-up before the open day.  Once again, fresh flowers (if they’re scented) can put a delicate perfume in the air and are suitable for bedrooms.  Aromatherapy burners also add a nice touch, as do scented candles, but take care that they are not near flammable materials or can be knocked over easily.  Scent diffusers, pot-pourri or the humble can of air freshener spray can all help, as long as you don’t overdo it – smelling like a fragrance factory can be very off putting.
