Feels and sounds like home to me: more house selling tips

In my last two blogs, I covered making a house look and smell welcoming and “just like home” when having prospective buyers coming to inspect your house.  In this post, I’ll cover the last two senses (obviously, the sense of taste can’t really play a role in selling your house).

 

When clients come through your home to inspect it, it’s often a wise idea not to be in the house – it’s best to leave dealing with clients to your real estate agent.  And you can rest assured that the team here at Bahia Real Estate will do their best to sell your house for a good price.  But it can feel awkward and uncomfortable walking through someone’s house when it’s obviously occupied but the (current) owners are out.  This tension can be relieved by putting on a CD quietly.  You don’t want to mask the sounds of the neighbourhood completely, as the clients need to know the noise levels of the area or road they’re considering.  And because Bahia Real Estate lists properties in all kinds of areas from loft space above businesses to large homes in exclusive areas, the ambient noise levels can really vary.

 

Choose something middle-of-the-road for your background music rather than your favourite heavy metal or opera score.  Jazz, light pop and popular classical tracks are good background choices that can fill up awkward silences and make a place sound like home.

 

To make a place feel like home, you need to pay careful attention to the weather on the day of your open home day and adjust your central heating and/or air conditioning accordingly.  If the humidity is particularly high, a dehumidifier will help to eliminate that sticky feeling in the air and make your house comfortable.  The average room temperature is 60–68°F (15–20° in Centigrade), so this is a good temperature range to aim for that everyone should find comfortable.
